A year of fees, in one go
Put the budget in once, or start from last year’s. Once it’s approved, every home’s fees for the whole year are ready, split exactly the way your building agreed.
A reminder goes out a few days before each payment is due, so you never have to write an awkward message.

Repairs the owners follow themselves
A leak in the stairwell, a light out at the entrance. Residents report it from their phone, with a photo, and it’s on your board straight away.
Share the job with the building, and everyone follows each step. Whoever reported it hears back the moment it’s fixed.

What your owners see

Owners join with a link you send them, free for them too. Neighbours see each other’s names, never a phone or tax number.

Questions people ask
What is Moradot?
Moradot is a free web app for homes in shared buildings. Owners, residents, tenants, landlords, property managers and condominium administrators use it to follow repairs, building fees, payments and rent in one place. It is made for buildings in Portugal and Poland, works anywhere in Europe, and is available in English, Portuguese and Polish. Support and some advanced features are paid extras. Moradot is made by Moradot PSA, a company based in Poland.
Is it really free?
Yes. Condominium managers, management companies and owners who run their own building use Moradot for free, and so do the owners and residents. It isn’t a trial, and there’s no card to enter. Support and advanced features are paid extras, only if you choose them.
Can I run several buildings from one account?
Yes. Import the list of buildings you already keep, in one go, and run them all from one account, together with your team.
How do we move over from a spreadsheet?
Add the homes and their shares, owners join with a link, and this year’s budget goes in once. Rather not do it yourself? Send us the spreadsheet, last year’s budget or just the list of flats, and our support, a paid extra, sets it up for you to check before anyone is invited.
Can the owners run the building themselves, without a management company?
Yes. Owners who run their own building use Moradot just like any building manager, and it’s free.
Which countries does Moradot work in?
Moradot is made for buildings in Portugal and Poland, and works anywhere in Europe. It’s available in English, Portuguese and Polish, and each country’s way of sharing building fees is built in: permilagem in Portugal and udział in Poland.
Do I need to install anything?
No. Moradot works in the browser on a phone, tablet or computer, for you and for the owners.
Can our accountant get the numbers?
Yes. Transactions and statements download as a spreadsheet your accountant can open.
I own a flat in a building. Is Moradot for me too?
Yes. Owners and residents follow their fees, the budget and repairs, and can bring their building along before whoever runs it joins. See Moradot for owners.
