How shares work
Each home in a shared building owns a share of it, and that share decides its part of the common costs. Shares usually follow floor area: a 92 m² flat in a building of 500 m² of homes owns about 18.4% of it.
Some buildings count a shop on the street or a garage in the basement differently. That’s what the weight is for. Your building’s deed has the final word.
How fees are split
Most costs follow the shares, though some, like the building manager’s fee, are often split equally. A reserve fund for future works goes on top, and the total is divided into instalments, usually monthly.
Rounding that adds up
Shares are rounded to add up to exactly 100%, and amounts to the cent, so the building collects exactly its budget. When instalments don’t divide evenly, the year’s last one takes the odd cents.
Questions people ask
Is this my home’s official share?
Not necessarily. The share written in your building’s deed is the one that counts. Use the calculator to check it, to plan a budget, or to see what a change would mean.
Can a shop or a garage pay a different rate?
Yes. Give it a weight above 1 to count each square metre for more, or below 1 to count it for less. In Moradot, budgets can also give shops and offices a rate per m² of their own.
How do I split condominium fees by permilagem?
A home’s fee is the budget multiplied by its share. In Portugal the share is the permilagem, in parts per 1000 (‰); in Poland it’s the udział, a fraction or percentage. Say the year’s budget is €12,000 and a flat has 184‰ (92 m² in a building of 500 m² of homes). Its yearly fee is €12,000 × 184 ÷ 1000 = €2,208, or €184 a month. Add a reserve fund of 10% on top (in Portugal the law asks for at least that much) and the flat pays €2,208 × 1.10 = €2,428.80 a year, or €202.40 a month. Costs split equally, such as the manager’s fee in some buildings, are divided by the number of homes instead.
