Keep the spreadsheet. Give the rest a place of its own.

A group chat is great for a quick word, and a spreadsheet for working out the budget. Repairs, payments and documents need a place everyone can follow. That's what Moradot is for.

What a spreadsheet does well

Adding up the year’s costs, or seeing what a new insurance quote would mean for every flat: a spreadsheet is brilliant at that, and plenty of buildings have run on one for years.

Start in one if you like. Our free budget spreadsheet works out each home’s share and fees, and so does the share and fee calculator.

Where it gets hard

The file lives on one person’s laptop. Every few weeks an owner writes to ask what their share is, or whether their transfer arrived, and that person opens the bank, ticks a cell and writes back.

By December there’s budget_final.xlsx and budget_final_2.xlsx. When the person who kept it hands the job on, years of history can leave with them.

Every owner sees their own share

In Moradot, every owner opens their home and sees where each fee comes from: the budget the building approved, every line of it, and their home’s share.

Each instalment is there too, paid and upcoming, so nobody has to write and ask.

  • Insurance€96.00

Owners say when they’ve paid and attach the proof. The building manager confirms it in a click, with nothing to tick off by hand.

Reminders go out on their own a few days before each payment is due, so you never have to write an awkward message.

Switching, one step at a time

Moving the building to something new can feel like a big step. It’s a small one. You add the homes and their shares, owners join with a link, and this year’s budget goes in once.

Keep the old spreadsheet for as long as you like. Chances are you won’t need to open it again.

Questions people ask

Can I keep my spreadsheet?

Yes. Work out the numbers in it if you like, and keep it for as long as you want. Once the budget is approved in Moradot, every home’s fees are ready from there.

Do I have to move everything at once?

No. Start with this year’s budget: add the homes, and owners join with a link. If you’d rather, our support team can set it up for you.

Can our accountant still get a spreadsheet?

Yes. Transactions and statements download as a spreadsheet your accountant can open.

How much does it cost?

Moradot is free to use for owners, residents, tenants, landlords and the people who run buildings. Support and advanced features are paid extras, and you only pay for them if you choose them.
