How a yearly update works
Most tenancy agreements let the rent follow prices once a year, usually by the inflation rate and sometimes by a figure the law sets. The update applies from a set date, after the tenant has had notice in writing.
In Portugal the government publishes a yearly coefficient, and in Poland updates usually follow the inflation figure. Your agreement has the final word.
Rent updates in Portugal and Poland
In Portugal the 2027 update is 2.56%, with at least 30 days’ written notice. In Poland an ordinary tenancy needs three months’ written notice, and a raise up to the 3.6% inflation figure for 2025 is treated as justified.

|---|---|---|---|
| Portugal | Coefficient 1.0256 for 2027 (+2.56%), set by the national statistics office INE and published in Aviso n.º 24199/2026/2 of 1 October (art. 24 NRAU). | Poland | Yearly inflation figure of the statistics office GUS for 2025: 3.6% (announcement of 15 January 2026). A raise up to it is treated as justified (art. 8a ust. 4e of the ustawa o ochronie praw lokatorów). | In writing, three months, ending at the end of a calendar month (art. 8a ust. 1 to 3). The contract can set a longer notice. | No more often than every 6 months (art. 9 ust. 1b) |
In Portugal, a rent of €750 becomes €750 × 1.0256 = €769.20 a month. Figures as of October 2026. For the details, see the pages in Portuguese and Polish.
